A London-based serial entrepreneur appointed us to advise on acquiring a commercial asset in London. We provided insights into the physical state of the asset, underlying tenancies, location and environmental factors such as air quality and noise pollution.
We flagged critical issues related to the property's Energy Performance Certificate (EPC) rating and upcoming changes in the regulation. The findings helped the investor make conscious decisions during the offer negotiation and understand the work needed and the cost associated with improving the EPC rating.

Our Fees

Buying 

Retainer Fee

£1500 (deducted from the success fee outlined below)

1.5% of the purchase price

Success fee, where the property price is up to £3,000,000

1.25% of the purchase price

Success fee, where the property price is above £3,000,000

The retainer fee covers a 3-month search period, and all fees are subject to a 20% VAT charge.

Renting 

Retainer Fee

£1000 (deducted from the success fee outlined below)

15% of one year’s rent

The success fee covers the negotiation of the rent, tenancy terms and the management of the entire rental process, including the tenancy agreement, fund transfers, referencing, inventory and check-in.

The retainer fee covers a 4-week search period, and all fees are subject to a 20% VAT charge.
